I recently requested an application for the VA home loan in my state, and I wanted to ask anyone who had knowledge in this area how would someone go about utilizing it to invest in Real Estate, and how to go about the application itself so everything goes smoothly. Thank you for your service and thank you for your question! The purpose behind the VA home loan is to allow a qualified veteran to secure a residential property, so it is not eligible for commercial real estate investment. However, as you probably already know, there are some ways to leverage this benefit and some circumstances that would allow for some investing.
Rocket Mortgage has some insight as to how you can leverage the loan for passive income. For example, you could buy a duplex, live in one side, and rent out the other. They explain further:

Also, you could buy a home, live there, flip it and sell it. The main thing is that whatever residential property you secure with the loan MUST be your primary residence.
