Hello, I was recently given some land and I am looking to make that land useful. I want to first look at opening a trailer/RV park. Is there anyone with that experience, who's willing to mentor. I'm specifically looking to find out the pros and cons as well as how to get started or best practices? Any help would be greatly appreciated

Good Day Mr. Davis, Thank you for your service.

One of the very first things you must do is find out what the Zoning is for the acreage you have. That will tell you right off the bat if it will be feasible.

Also what are the local utilities and how far are they away, from your location, water, sewage, power,, to start with. Does it have a well or will it all be piped in. These are all beginning aspects.

I hope these help you get started, City Hall can provide all of this information. Also consider your nearby amenities, food, gas, pumping stations etc, and what does the area offer for your guest.

When laid out right these parks can generate a good income and repeat clients.

Contacting the nearest Chamber of Commerce is a really accessible start. As a member, and sometimes not and it's a service they may provide to the community in general, but they do marketing research to help you determine if it is a good business venture or not as well as what locations may be better than others or market how to make your location attractive.

Note that the first one talks of using credit cards to get the business going which is something I would never do (but I'm not everybody).

I suggest you find a business owner you trust (family, friend, etc.) to ask questions about options as you research further. You'll want to avoid the unscrupulous, which isn't always easy to spot if you are new to the game.
