I formed an llc for the purpose of investing in real estate and for about 6 years had a viable business before I sold my investment properties. I'm finding it difficult to motivate myself to continue with this type of business and have not been able to find a viable type of business to convert to a "DBA" as another type of business. What do you suggest if anything?

As James suggests, if your heart isn't in it any more, and you've successfully transitioned out of it already, maybe try something else.
If the business doesn't have any major assets at this point, it likely isn't very appealing to a partner or investor or buyer (unless you've built some sort of major brand or proprietary network).
In general, starting a new LLC isn't very expensive or complicated. It may make sense to close the current one down to keep your books clean and eliminate any liability coming into your next venture.
