I need help acquiring leads and with Facebook ad strategies.

I have a residential and commercial property cleaning business where we cleaning homes, roofs, and all types of concrete. I have all great equipment, am branded, and insured. We have a Facebook page and also a simple website. Im just really struggling with ad strategies and getting leads and even were to find commercial leads. Any advise would help. You are already on Facebook, so make more use of it to get your name and services known to the people you want to serve. This advice is not so much about ad campaigns and more about word-of-mouth recommendations for your residential services.
In my city (suburb of Seattle), there are several local Facebook groups related specifically to the city or various neighborhoods/subdivisions in the city. Residents use these groups to ask for recommendations for Christmas-light hangers, roof cleaners, house cleaners--really any service that homeowners need. Many of our local service people answer those questions with links to their websites/Facebook pages. Other residents will make their own personal recommendations. It may be worth searching Facebook groups for the areas you want to serve and becoming active on them. And, if the group rules allow, write up a very short bio and list of your services and use that to introduce yourself to the group.
Also, if you haven't already, you should ask your existing clients to write you a review. After my painter did some interior work for me, he sent me a link to his Angie's List page and asked me to write a review for him. You could ask your existing clients how they found you: if they found you on a review site, you can create a profile on that site and ask your clients to write a review for you.
One more idea: reach out to local real estate agents, both residential and commercial. Several that I know keep a stable of contractors for doing work on the houses they are selling. Drive around the neighborhoods/business parks you want to work and grab names and phone numbers from the for sale signs.
It can be slow going in the beginning, while you wait for all these recommendations to gain some weight behind them, but it is a necessary process. Good luck!

Before and after photos on social media is powerful, but do not just rely on social media advertising. You need to get out and introduce yourself and your company to property management companies. Identify your target market and the solutions you provide. Then hit the phone, make calls and set appointments. Investigate joining a Chamber of Commerce, or some sort of networking organization. People need to know you, your company, and what you do. Introduce yourself to businesses that can help you get leads, concrete paver manufacturers, paint supply stores, places where your prospects go to do business. Don’t give up the fight.

Google will assist you with adwords - https://ads.google.com/intl/en_us/home/contact-us/. Remember they want you to succeed and need you to be a repeat customer. Facebook will also assist - https://www.facebook.com/business/help/169249477193317. Don't be afraid to ask and take detailed notes on the process. It's not easy but it's not rocket science as long as you monitor your progress to see what works.
