Seek commercial real estate mentorship for myself and wife

Veteran

Marco Campos New York, NY

Hi everyone, my name is Marco Campos and I am an Air Force officer seeking to stabilize in NYC and launch a career in commercial real estate. My linkedin is below for background but currently I am an operations officer and planner. In this role I do command and control of all requirements from all military components in Japan to integrate commercial capabilities into our on going operations Japan wide.

My interest in commercial real estate comes from a entrepreneurship desire as well as a career in which I can work with and combined efforts with my wife as she will also launch a real estate career with me. 5 years ago we house hacked a 4-plex in Los Angeles, during which time we slowly renovated and upgraded the whole complex. Between forced appreciation as my wife envisioned and executed desirable upgrades and me managing the property effectively; our combined efforts allowed us to more than double the rent roll and now have about $500K in equity w/$3K monthly net cash flow. We also purchased a SFH and practiced our renovation estimating skills and managing contractors to renovate the home. While we were successful, the BRRR strategy for SFH is not the strategy we currently wish to pursue. Now for specific questions (thank you to all who have read up to this point)

For myself, the area I would like to specialize is in apartment building sales so that I can also syndicate value added deals in the future. However, I am also considering the option of becoming a real estate asset manager and learn from a strategic perspective how to manage large portfolios. My current plan is to get a Masters in Real Estate from NYU to solidify a technical baseline and network with likeminded professionals. Can anyone out there provide me guidance in how I can start leading apartment building syndications and/or how I can break into asset management?

As for my wife, she will graduate this semester w/BS in Business Management and would like to get started renting apartments to get used to the mechanics of real estate transactions. In the future she wishes to grow into retail leasing. Any advice for her in regards to what she should look for? specific broker training? The kind of neighborhood she should seek to work in?

We are both from NYC and know the city very well. At the bigger picture, any ideas how we can both combine our efforts to bridge our skills and build a nice system/business together?

@mikegrayson : I appreciate the posting. I am quite familiar with Joe Fairless as well as others like Michael Blank. They are living my dream. I've read through all their material, its just time to take the plunge and find myself a deal. Can I message you offline? I just want to get feedback of your commercial investment experiences and based on that what would you do different now. While I want to do real estate asset management, ultimately it bottle necks in investing in commercial real estate just like you.

@jeremyserwer : I sent you a message offline, thank you for taking the time to mentor and provide career exploration advice.

I invest in commercial real estate that I own without partners, but I'm by no means an expert at what you want to do. However, I did find a great article on the subject. https://joefairless.com/15-lessons-100000000-multifamily-syndications/

Hello Captain Campos,

I'm a commercial real estate broker, specializing in retail store leasing, primarily in the outlet mall segment. However, I've also worked on regional malls, strip centers, high street locations, lifestyle centers, etc.

I'd be happy to chat regarding your wife's ultimate goals in this same area. I can be reached via the ACP website, or Jeremy@theserwercompany.com.

Good luck!

Marco,

Thank you for your service and ACP support! If you look within ACP's community page and tab into our Advisors/Veterans section, you will be able to directly message people within the Real Estate field. As well, you could also search for other advisors/veterans in the Business development, Sales & Client Relations or Service industry & retail fields, to support your future business plan too.

Another option, would be to also consider becoming a Protege in ACP's year-long mentorship program. Feel free to check out this link for more information: https://www.acp-usa.org/mentoring-program/veteran-application.

Best,

Kate
