Summary:

TAH Properties, a subsidiary of Tenth Avenue Holdings, is a privately held real estate investment and development firm. TAH Properties manages and develops commercial and residential real estate primarily in the New York City metropolitan area.

The Company is looking to hire an in-house property manager focused on its multifamily portfolio. The manager will be responsible for creating, implementing and streamlining property management operations and systems and will oversee the multifamily portfolio. The property manager will focus on day-to-day operations, capex budgeting and client interfacing to drive asset and portfolio profitability as well as enhance the resident experience.

This role provides an experienced property manager who is a motivated self-starter an entrepreneurial growth opportunity as the company builds out its operating infrastructure and expands its residential portfolio.

Responsibilities:

Property Management
-Oversee operations of all properties with a focus on implementing and increasing operational efficiencies and financial performance.
-Supervise leasing activity; work in conjunction with third party leasing brokers on all activities related to leasing and collections.
-Lead weekly property management calls to provide high level updates on occupancy, performance, operations and contracted work to ownership
-Physically walk and inspect properties on a regular basis; check on vacant apartments; manage property construction and maintenance jobs with third party and/or in-house providers

Process implementation:
-Identify, implement and participate in property policies, best practices, and procedural issues in order to streamline operations and maintain the highest level of service
-Create property management reporting packages in Excel to streamline budgeting and performance reporting
-Work closely with ownership to onboard and implement property management software

Financial:
-Create and manage operating and capital budgets; work to meet projections; track variances
-Oversee all income and expense accounts to maximize operating income; analyze operations; recommend and implement cost savings strategies
-Coordinate and negotiate with third party contractors; review all invoices prior to payment; track job costs for future budgeting

Resident Relation and Retention:
-Interface and maintain professional resident communication as the face of the property management company
-Oversee and process service requests, complaints and emergencies; respond to tenant feedback and resolve escalated tenant issues
-Create and conduct tenant surveys to identify areas of satisfaction and dissatisfaction in order to further enhance customer relationships
-Oversee eviction processes
-Inspect apartments at move-in/move-out when applicable

Marketing and Leasing:
-Supervise and manage third party leasing teams and marketing efforts; create and implement creative and cost effective marketing strategies
-Report on leasing activity including apartment showings, leas-ups and move-outs
-Manage leas expirations; work to renew tenants upon leas expiration; investigate tenant reasons for leaving

Skills and Qualifications:
-3 to 5 years of experience managing multifamily properties (experience in managing properties in Hudson County, NJ is a plus)
-Demonstrates an expert understanding of multifamily property management operations with experience focusing on financial performance improvement
-Demonstrates expert knowledge of building systems; experience managing maintenance and third-party contractors; ability to manage building emergencies
-Periodic budgeting and financial reporting expertise; must be able to create reports and templates
-Proficiency in Excel and property reporting software is a must
-Experience communicating and interacting with tenants
-Ability to work in an entrepreneurial fast-paced environment; multi-task while maintaining a strong attention to detail and performance-driven metrics
-Hands on, decisive individual who can work independently with minimal direction as well as with a team
-Excellent written and verbal communication skills
-Bachelor's degree from a four-year college or university
-Drivers' license and ability to drive company car through NYC and Northern NJ
-Conversational in Spanish is a plus
