At Moore County Living, our goal is to manage all aspects of rental property. We have a proven system designed to keep our residents happy while maximizing their rents and minimizing their expenses.

We are seeking a local Maintenance manager to manager our160 properties (and growing) in Southern Pines, NC 28387. Moore County Living provides property management services the following Moore County towns and villages: Southern Pines, Aberdeen, Pinehurst, Pinebluff, Whispering Pines, Vass and Woodlake.

We do not provide relocation assistance, to be considered please live locally. Must have own transportation. Salary DOE, plus gas allowance.

Overview
The Maintenance Manager is responsible for overseeing the installation, repair and upkeep of properties; including machines, mechanical systems, buildings and other structures. Maintenance Manager delegates takes to subordinates, from painting and drywall repair to more complex activities like electrical, heating and air conditioning work. They may also be required to perform tasks themselves. The maintenance manager might be required to take on administrative responsibilities as well. Familiarity with economic aspects of maintenance management including budgeting costs, negotiating contracts with product vendors and hiring personnel.

Functions:
Oversee, manage and direct al maintenance procedures and operations
Ensure all machinery is up to working standards
Asses current maintenance work processes, to optimize efficiency
mange proactively
Use data analysis to help prepare for and prevent future problems
Create and implement measures to minimize breakdowns and repairs (performing quality checks of all machinery, tools, equipment etc.)
Troubleshoot problem areas and create a clear plan of action for fixing necessary parts
Oversee repairs
Train new employee maintenance work processes and procedures
Create a work environment with safety as a high priority
Perform Evaluations of employees to ensure quality work
Record and track daily progress/error reports
Maintain vendor relationships and order new material as needed
Create and adhere to maintenance budgets
Ensure all health and safety rules and regulations according to state/federal laws and company protocol
